Master-Planned Community

Larkspur

Northwest metro, Leander, Texas. An honest, buyer-side guide to the builders, amenities, schools, taxes, and tradeoffs.

The short answer

Larkspur is a 608-acre master-planned community in north Leander developed by MileStone Community Builders, with 1,500+ platted home sites started in 2017 and the majority of homes completed by 2022. As of 2026 it is essentially built out and sold out by its primary builders, so most buying now happens on resale, with only scattered final builder spec homes. Homes are single-family, roughly 1,300 to 3,860 square feet, zoned to Leander ISD, and the community backs onto more than 100 acres of parkland and the San Gabriel River.

Taxes

Larkspur sits inside a Williamson County Municipal Utility District (MUD), so the combined property tax bill stacks Leander ISD (total $1.0869 per $100 for the 2025-26 tax year, unchanged year over year), Williamson County, the City of Leander and the MUD. The all-in rate has run roughly 2.5 percent of assessed value (about 2.53 percent per one neighborhood guide) in 2025-26, down from about 2.67 percent in 2022 as MUD bond debt amortizes. Budget the MUD component to decline gradually over time but not disappear. Dated 2025 to 2026; verify the exact MUD number and current rate on the specific parcel via the Williamson Central Appraisal District, since realtor sources disagree on the size of the MUD portion.

Monthly cost

HOA and dues

HOA dues run about $60 per month (roughly $720 per year), managed by Goodwin and Company through the TownSq app. Dues cover the amenity center, resort-style pool, fitness center, clubhouse, playgrounds, recreation trails and common-area upkeep. Dated 2026; confirm the current amount and any transfer or capitalization fees at contract.

Honest tradeoffs

The pros and the cons, both

No community is perfect. Here is the case for and against, the way I would give it to a client.

The case for

  • Full amenity package (resort pool, fitness center, clubhouse, trails) with a low HOA of about $60 per month
  • On-site Larkspur Elementary within the neighborhood; Leander ISD
  • More than 100 acres of parkland plus San Gabriel River frontage and a genuine Hill Country setting
  • Entry-to-mid price point relative to nearby Travisso and Crystal Falls
  • 183A toll road plus Leander MetroRail (about 4 miles) provide real commute options
  • Newer housing stock, mostly 2018 to 2022 construction, with variety from multiple builders

The case against

  • Essentially built out and sold out, so little to no true new construction remains; the market is now mostly resale
  • Small lots (averaging about 0.15 acre); homes sit close together
  • The MUD pushes the all-in tax rate to roughly 2.5 percent, high versus non-MUD areas
  • Commute to downtown Austin is a real 40 to 55 minutes in traffic; this is far-north metro
  • Feeder Glenn High School is newer and mid-pack academically compared with the top Leander ISD campuses
  • The Leander market softened in 2025 to 2026 with values down year over year, so near-term appreciation is uncertain

On your side of the table

What a buyer’s agent watches for in Larkspur

  • +Confirm the exact MUD and current combined tax rate on the specific parcel via WCAD, and model the tax bill on the real assessed value rather than a builder or listing teaser estimate
  • +On any remaining builder spec homes, get standing incentives (flex cash, rate buydowns) in writing and do not assume list price is firm in a soft market
  • +For homes still under builder warranty, document the structural and systems warranty transfer to the new owner
  • +Check proximity to the San Gabriel River and drainage on riverside and low-lying sections
  • +Verify HOA transfer, capitalization fees and any special assessment status through Goodwin and Company before closing
  • +Underwrite resale comps carefully given falling 2025 to 2026 values; avoid overpaying off 2022 peak pricing
  • +Confirm the current elementary attendance boundary, since Leander ISD occasionally rezones fast-growing areas

Current incentives

As of mid-2026 the incentive climate is buyer-friendly across Leander new construction. On any remaining Larkspur builder spec homes, D.R. Horton has advertised flex cash (commonly a few thousand dollars up to five figures) usable toward closing costs, rate buydowns or upgrades, and area builders are stacking 1 to 2 point rate buydowns plus design-center credits. On resale, the softer 2025 to 2026 market gives room to negotiate price and seller concessions. Verify all offers in writing; incentives change monthly and often require the builder preferred lender. Good to know

Larkspur questions, answered

Who developed Larkspur and is it still building new homes?
MileStone Community Builders developed the 608-acre community starting in 2017, with most homes completed by 2022. As of 2026 Larkspur is essentially built out and sold out by its primary builders (MileStone, D.R. Horton and Brightland, formerly Gehan). A handful of final builder spec homes may surface, but most purchases now are resale.
What school district and schools serve Larkspur?
Leander ISD. Children attend Larkspur Elementary (inside the community at 424 Rusk Bluff Ave), then Stacy Kaye Danielson Middle School and Glenn High School. Leander ISD occasionally rezones fast-growing areas, so confirm current attendance boundaries before you buy.
How much are property taxes and is there a MUD?
Yes. Larkspur is inside a Williamson County MUD, so your combined bill includes Leander ISD (total $1.0869 per $100 for 2025-26), Williamson County, the City of Leander and the MUD. The all-in rate has run around 2.5 percent of assessed value in 2025-26, down from about 2.67 percent in 2022 as MUD debt pays down. Confirm the exact rate on your parcel with WCAD.
What are the HOA dues and what do they cover?
About $60 per month (roughly $720 a year), managed by Goodwin and Company through the TownSq app. Dues cover the resort-style pool, fitness center, clubhouse, playgrounds, recreation trails and more than 100 acres of common parkland.
How long is the commute to downtown Austin?
Plan on roughly 40 minutes off-peak and 45 to 55 minutes in rush-hour traffic via the 183A toll road; it is about 32 to 38 miles. The Leander MetroRail Red Line station is about 4 miles away and runs about 60 to 66 minutes to downtown, with no Sunday service.
What do homes cost in Larkspur right now?
As of spring 2026 the median was around $395,000, with a trailing 12-month median sale near $373,000, down about 2 percent year over year. Most homes trade from the high $300s into the mid $500s depending on size, age and finish.
What are the main downsides a buyer should weigh?
Small lots, a MUD-driven tax rate near 2.5 percent, a genuine far-north-metro commute, and a soft 2025 to 2026 Leander market where values have dipped. It is largely resale now, so true new-construction shoppers have limited options here.
